Who We Are
We were founded in 2020 as a complete solution to extensions in the Midlands of the UK. After lots of searching online, trying to find a simple site that produced plans and designs solely for extensions in the midlands areas, it was all just London and southern coverage. So as northern born and raised designers we are here for any home owners who want to have London design quality up here in the Midlands.
We wanted to create a place where you can easily submit your project details and obtain planning ready designs and plans quickly. All without the need for pricey architects when extensions are so common in the UK. We believe you shouldn't have to pay through the roof for extensions when they can be designed beautifully and still be within your budget.

How do I budget for my extension in 2024? How do I know what I can afford ?
In short, £3000 per square meter. For example, if you are building a 4m x 5m Rear Extension this would be 20sqm of footprint and roughly cost you £60,000. This is as estimate and in some cases would also include kitchen and a fit out to finish. In others, you may spend more on particular items such as a high specification kitchen and interior design.
Do I need an Architect, Project Manager, Engineer? & how can I trust them?
Usually, yes. They will take away all of your headache when it comes to the planning and design process. The architect will likely act as the project manager (if not yourself) and should be able to recommend engineers (who may be needed to support first floor walls in open plan designs). Often builders will want to see good quality drawings so they can price them accurately.
How long will it take ? Do I need to move out ?
The construction process will take roughly 4-6 months depending on the complexity of the extension. You wont need to move out of the property. The builder will start all external works and build the shell first giving you as much time un-afffected as possible. Discuss the right plan of action for you when you appoint or speak with the builder. Imperative items such as toilets and sinks (if only one) should be discussed if removed and replaced.
